We offer fixed fees for certain ‘straight forward’ possession cases. For those cases that are defended and/or a counterclaim is filed we are able to assist you by way of our hourly rates *

SECTION 21 - ACCELERATED POSSESSION PROCEEDINGS

  1. Where there is no Defence and a Court Hearing is not required - £400 + VAT; plus disbursements (Court fee is currently £175).
  2. Where there is a Defence filed and a Court Hearing is required - £600 + VAT; plus disbursements (Court fee is currently £175).

SECTION 8 - POSSESSION PROCEEDINGS BASED ON GROUND 8, 10 OR 11

There will always need to be a hearing in this type of case. In the event that the matter is either undefended or defended but dealt with and disposed of at the First Hearing then the fees would be £700-£750 + VAT; plus disbursements (Court fee is currently £175).

Freehold/leasehold Disputes

We offer advice and assistance to both Freeholders and Leaseholders in respect of various issues such as:

  • Breach of Lease/Enforcement of Lease
  • Service/Ground Rent Charges
  • Major Works – consultation period/service of Notices
  • Leasehold Enfranchisement

  • Standard Letter Before Action
  • Issuing Debt Proceedings

  • Section 166 Notice (Notice to long leaseholders of rent due)

Forfeiture Proceedings

  • Section 146 Notice
  • Issuing Forfeiture Possession Proceedings
  • Entering Judgment for Forfeiture Proceedings

This firm aims to provide an efficient cost effective assistance in relation to all landlord and tenant issues, including freehold and leasehold disputes in a friendly and accessible environment.
